Modern offices live or die by their lighting quality. The Waterfront Business Centre needed a scheme that satisfied BCO standards, achieved UGR below 19 for VDT compliance, and delivered the architectural drama expected of a Grade A waterfront development. The building's full-height glazing meant daylight harvesting was essential, not optional.

Our specification centred on suspended linear profiles running perpendicular to the glazing. Each luminaire integrates DALI-2 dimming, daylight sensing, and emergency conversion. The control system reduces output progressively as natural light increases, reaching near-zero artificial contribution on clear afternoons. The energy model predicted 9.2 W/m² installed load. Actual measured performance came in at 8.8 W/m².

The six-floor rollout required 2,400 linear metres of suspended profiles, 180 feature downlights in breakout spaces, and 96 emergency fittings across escape routes. Our logistics team phased deliveries floor-by-floor, matching the contractor's programme. No storage needed on site. No wasted handling.
