One partner,
for all buildings.

EMPRICS is the name and the method: Electrical, Mechanical, Plumbing, Renewables, Infrastructure, Controls, and Sustainability. Seven disciplines, one accountable partner, starting at 1 Granary Square.

The King's Cross baseline

Seven systems. One building. Explore them all.

This model is inspired by your home at 1 Granary Square: Lewis Cubitt's Granary Building, the covered street running north between the transit sheds, and the fountain field on Granary Square. Select a discipline to see how EMPRICS thinks about the building. Drag to orbit, scroll to zoom.

The whole picture: every EMPRICS discipline working together across one building, from the square to the rooftops.

The EMPRICS method

Every letter earns its place.

Seven disciplines, surveyed and delivered together. Each one improves the building on its own. Combined, they transform how an estate performs, and what it costs to run.

E

Electrical

Lighting design and supply for every space, power distribution, small power, and emergency lighting to BS 5266. UGR<19 for teaching, CRI 90+ where colour is the curriculum.

Building impact: up to 70% lighting energy reduction and compliant light in every room.
M

Mechanical

Ventilation, heating, and cooling coordinated with lighting and controls: plant refurbishment, air handling, heat recovery, and quiet, efficient comfort in studios and theatres.

Building impact: lower plant energy and better air where people work longest.
P

Plumbing

Water services, risers, storage, and efficient fixtures, with sensor-based monitoring for leaks and usage across the building.

Building impact: water savings and early warning before a leak becomes a closure.
R

Renewables

Solar PV across unused roof space, heat pump integration, and battery-ready infrastructure, engineered around the building's real load profile.

Building impact: on-site generation that cuts both carbon and the energy bill.
I

Infrastructure

Containment, risers, and a data-ready backbone installed once with capacity for decades: every future system rides on the same spine.

Building impact: refurbish once, adapt forever, no repeat disruption.
C

Controls

DALI-2 and BACnet standards, occupancy and daylight sensing, IoT gateways, and interactive dashboards showing what every space is doing in real time.

Building impact: automation that saves without anyone touching a switch.
S

Sustainability

The discipline that measures the other six: energy monitoring, carbon reporting, green roof and biodiversity opportunities, WEEE-compliant disposal, and whole-life cost thinking on every specification decision.

Building impact: a live, evidenced sustainability story for the estate, reported term after term.
Coverage

Every space, inside and out.

We specify across every product type, so specification is led by the space, never by a catalogue. From the 350-seat theatre to the plant room nobody photographs.

The business case

Model this building's lighting savings, live.

Indicative model for the lighting discipline alone: legacy fluorescent fitting at 72W against an EMPRICS LED equivalent at 26W, 260 operating days per year, UK grid factor 0.207 kgCO2e per kWh. Mechanical, renewables, and controls add further savings on top. Every figure is verified by building survey before we commit to it.
