Case Study

Merchant Quarter Retail Park

Birmingham, UK Retail Units BDP Architects 2025

Retail lighting demands precision. Merchandise must look its best under every condition. The Merchant Quarter brief covered eight retail units ranging from fashion to homewares, each with distinct display requirements. The overarching mandate was CRI 95+ throughout, with flexible track systems that tenants could reconfigure as merchandising changed seasonally.

We specified our high-output track spots with interchangeable optics. Narrow 15-degree beams for jewellery displays. Medium 36-degree for clothing racks. Wide flood for general ambience. Every fitting room received tunable white panels, proven to increase customer confidence and reduce returns. The 3000K to 5000K range lets shoppers see garments in daylight-equivalent conditions.

The developer valued our approach to standardisation. One track system across all units, reducing maintenance complexity. One driver type. One dimming protocol. When a tenant moves in, their fit-out electrician connects to a pre-wired, pre-commissioned track circuit and focuses the spots. Time from handover to trading: two days.
