Parkview Residences

Luxury residential developments demand invisible technology. The Parkview brief was clear: no visible light sources, no glare, and the warmest possible colour rendering for skin tones and interior finishes. The apartments feature dark timber, natural stone, and textured plaster. Each material responds differently to light. Getting this wrong would devalue the interiors the design team worked months to perfect.

We developed a layered approach. Trimless downlights with deep-set reflectors provide ambient illumination at 2700K. Recessed linear slots wash feature walls without visible hardware. Under-cabinet LED tape in kitchens delivers task lighting at 3000K with a 90+ CRI for food preparation. Every circuit connects to a smart-home controller, giving residents scene-setting via their phone.

The show flat sold four units on opening night. The developer attributed buyer confidence to the lighting atmosphere. The scheme went from show flat approval to full production specification in 48 hours. All 48 units received identical fittings with zero variation in colour consistency across the entire order.
